A new 6-story building with two below-grade floors for private parking and necessary MEP equipment rooms. The first floor is for retail space, associated public parking, management office, entrance lobby, and utility rooms. The second through sixth floor are residential with an open amenity deck, housing a pool and lounge areas. There is a total of 154 residential units (288 beds) with a combination of 1,2,3, and 4 bedroom units, each between 425 SF and 1,340 SF.

Located directly adjacent to the University of South Carolina’s campus, this new upscale privately-developed student housing complex includes 341 units totaling 818 beds. The project replaces abandoned structures and undeveloped industrial sites with three separate apartment buildings responding to the community design guidelines and master plan. The 350,000 SF facility on 3.2 acres includes Studio, 1, 2, 3 and 4 bedroom units and an attached garage unit with 305 parking spots. Clubhouse amenities include a fitness center, business center, club room and rental offices.

PROJECT DESCRIPTION

The Southpointe Town Center Apartments is a market rate luxury apartment complex totaling over 400,000 SF, located 20 miles south of Pittsburgh, PA. The complex is a 4-story wood-framed building with 376 high-end apartments, varying between 1-2 bedrooms. Residents are served by 2 fully wrapped precast concrete parking garages, totaling 630 spaces.

PROJECT DESCRIPTION

The Pointe at Polaris project was a multi-phase project that included multiple retail, office, and apartment spaces, as well as two separate parking garages on a 21-acre site prominently located along I-71. The first phase of the project included the construction of a 216-unit apartment building, 569-space parking garage, and 100,000 SF of office and first floor retail spaces. Tenant improvement work was also performed for office and retail tenants including Condado Tacos, Sweetwaters Coffee & Tea, and Anthem BCBS during this phase.

In Phase 2, an additional 150,000 SF office building, 267-unit apartment building, and 458-space parking garage were constructed adjacent to the fully operational phase 1 of the development. The team was able to successfully coordinate construction activities to ensure minimal disruption to the neighboring office, apartment, and retail tenants.

Amenity spaces for apartment residents in both buildings included a community room, lap pool, indoor and outdoor fitness center, bike storage and repair stations, outdoor grills and fire pits, and hammocks were also constructed during both phases of the project.

PROJECT DESCRIPTION

A premiere leasing community for empty nesters seeking to downsize into a dynamic and active lifestyle. There is a total of 86 residential units with a combination of one and two bedroom units, each between 1,168 SF and 1,577 SF. Each residential unit is a single story, slab on grade, wood frame house. The community clubhouse features a resort-style workout facility, community meeting space and leasing office.

Elford Development approached Mike James with the assistance of Mark Heath, Chipotle Mexican Grill Real Estate Director, about exploring an opportunity to redevelop their family’s large site in the Short North. Elford and our team of consultants altered the site consisting of a 5 story warehouse building that was 60’ wide by approximately 300’ deep, to a 5 story new / old urban structure that again fits seamlessly into its newly gentrified surroundings. The 4 and 5 story new building includes 15,500 SF of retail space on the first floor and 56 residential units above.

The development team was able to locate and establish a long term lease with a local contiguous Baptist church adjacent to the project, helping the project offer 33 additional parking spaces.
